Who is Florencetostay.com?
Florencetostay.com is represented by Deanna Ciresi dalla Porta, she is a real estate agent duly registered with the Chamber of Commerce of Prato (registration Nr.3285 - REA nr.491730- CF: CRSDNN56P63L537T  - VAT Nr. 02011650974)  and acts as an intermediary between the owner of the property and the tenant.

Have you visited the properties you represent?
Yes, all properties have been personally visited and inspected.

How early in advance do you recommend to book?
Florence and Tuscany are very popular tourist destinations, so I recommend you to book as soon as possible

How many people can stay in an apartment or a villa?

Each property description states how  many people can be accommodated in it.
Only the people named in the apartment's rent confirmation can stay  in the reserved apartment or villa. People exceeding the maximum capacity  can not be accepted, unless approved by the owner.
Is it necessary to include children in the number of people?
Children over the age of two are counted as adults.
Is it possible to request a cot and high chair for our stay? We will be travelling with our baby.

How many days can a property be booked?

Town apartments: minimum required stay  is 3 days, arrivals are possible any day of the week.
Villas or apartments in agritourisms: during high season ( july and august) the min. required stay is 7 days, changeover day on saturday.
In low and mid season you can also arrive on different days of the week, by agreement with the owner.

Are bed linen and towels available?
Most of the properties provide bed linen and towels.
Some owners (specified in the property's description) will put them at your disposal, at an additional cost

Are pool towels available?
it depends on the property, they are usually not available: feel free to request them, an additional charge may apply.

Is final cleaning included in the rate?
It is usually  not included. It is  specified on the  description of each property.

Do I have to clean the property  before leaving even if I pay a clean out fee?
You will find the property  clean and the beds made-up and you  are responsible for your  own housekeeping, as properties are self-catered. Owners will appreciate it, if you leave the property in  a orderly and tidy condition. Please take out your rubbish and do not leave dirty dishes and so on, as you  may be asked  for an additional charge.

Are utilities (gas, electricity,etc .....) included in the rate?
It is usually  not included. It is  specified on the  description of each property.

Is a wi-fi connection available?
The majority of apartments in the city have a WIFI connection.
Most of the villas do not have wireless connection, some owners provide a rechargeable USB. Each property description  provides this info.

Are pets allowed? Are they free of charge?
I'm sorry but not all properties do accept pets. Please check the property's description.
In case you bring your pet, you must notify it when applying for a rent, indicating the race and the size.
When accepted, you may be asked for an additional final cleaning cost that varies from 30 to 50 euros per week.

How do I book a property?
1) select the property that you might like for your holiday
2) ask me about availability  by email or by the inquiry form
3) after my confirmation about rates and availability , if you  want to book, please send me an email     (info@florencestostay.com) specifying: property name, date of arrival, date of departure, number of people you are
4) When you receive my confirmation of availability and payment instructions to secure the booking, you have 4 days to send the required downpayment ( the choosen property is hold optioned for you for 4 days)
5) the required down payment  varies from 30 to 50% (according to the conditions of the owner of each property). Payment can be effected by bank transfer or paypal (bank and paypal charges are paid by the sender). Only upon receipt of the copy of the bank by mail (info@florencetostay.com) or communication by paypal, the rent  is confirmed.
6) Upon receipt of the bank transfer or paypal transfer on my bank account I will send you the apartment's rent  confirmation with all details and the directions to the property.

How do I get the keys to the property?
the owner or her/his representative will meet you at the property and   he/she will give you the keys. You'll also be shown around and given an explanation of how everything works (washing machine, TV etc).

What are the required documents to get into the  property?
copy of the apartment's rent confirmation
copy of the passports of all components of the group ( owner do need then to take care of any formal requirement, such as declare to the local police office that you are staying in her/his property)

Check in and Check out
Check In is from 3 pm until 6 pm
Check out is by 10 am
Different arrival time can be arranged with the owner, but exact time must be advised at least three days prior check in.
late arrival:
for arrival after 8pm and on holidays you may be asked for an additional charge that varies from 35,00 to 60,00 euros. It is not possible to check in after 24:00, unless  you get the owner's agreement.

When I leave the property, how will I get my refundable security deposit back?
The security deposit  is usually given CASH and  it will returned in cash at the moment of check-out.
Logically, the refund of the damage deposit is dependent on you not leaving anything broken in the property.

How do I get to the town apartment by public transportation?
In the description page of each apartment you find  the nearest public means of transportation.
and the link to the local bus company to check bus times and routes.

Can I  park my car in Florence town centre?
All town apartments are located within the limited traffic zone. Driving and parking is allowed only to Florence residents. If you need to travel by car to reach the apartment you should contact one of the private garages in the centre ( I can suggest you some if you ask me)

Tourism tax

Some properties in Florence and in the tuscan countryside will charge you with a tourism tax ( according to the existing law), which is not included in the rent.

Who do I contact with queries or questions during my stay?
For apartments/villas and equipment-related questions the apartment owner is on hand to assist you throughout your stay. Remember though, you can call  or email me and I will be happy to help, whatever the issue.

you have unintentionally damaged or broken something. What should you do?
Please be so nice as to call the owner, to inform her/him that you have unintentionally broken something.They will make arrangements to repair or replace the item. They will also inform you of any costs that may be charged to you ( refundable security deposit will be used as guarantee).

If I leave the property before my booked check-out date, Will I get my money refunded?
No, sorry. The owner engaged himself to keep the property booked  for you, if you  leave earlier, you will not be refunded.
